People move out of state and take the dog. Why would you leave the

bus"... stories???

As a Wannabee who has been watching the market (collapse) for more
than a year now I just want to say that those who have stated what
they actually
paid in recent months are really appreciated! I have observed that
probably 80-90%
of the coaches that were on the market over a year ago are still for
sale! This would
seem to indicate a large number of owners disconnected from reality.
When a coach
becomes available realistically priced it will move, some "asking"
prices are so divorced from reality that as a buyer I say to myself "do
I want to spend my time trying to talk this person down 30 or 40%? Nope
not me!

That was my impression also. In our case a year ago, we tended to ignore the
ones that were 40-100% higher than market, and the one we did buy was "only" 20%
over what we felt it should be and came down to our offer quickly. Possibly if
there had been a highly-prized (by us) feature set we might have tried
negotiating with one of those high-askers, but that didn't happen.

There are some Internet scams involving "must sell" items, usually automobiles offered at extremely attractive prices. If you pursue the offer, you'll soon be asked to "wire" money to an overseas account -- and it will be gone forever with out receiving title to the offered item.

When I bought my 77FC35 recently, I used what I think may be the last remaining method which is safe for both the buyer and seller to transact a large purchase of this nature.

What I mean by this that: (1) I, the buyer, don't want to part with my money until I have both the vehicle and tile in my hands, and (2) the seller doesn't want to part with the vehicle and title until they have known good funds in their hands.


All of this in an environment where all these kinds of fake checks and fake merchandise scams are rampant.

What I did was to find a branch of a bank I did business with that was local to the seller. I moved money for the purchase into a checking account with that bank enough ahead of time for the funds there to be cleared. We met at the bank and signed the paperwork there (nice since banks also have notary public service) and then the bank cut a cashiers check for the seller as they watched it being done. (This eliminate the whole set of fake cashiers check problems that are so prevalent today).


This allows an in person exchange of vehicle,keys,title,etc for funds which the seller can clearly see are real.

You are so right. Sellers have to realize that the buyer decides the
final price not the seller. MH's are a depreciating asset unlike a
stick house. There are BB's that heave been on the market since we
bought ours 2 years ago. The price has not changed yet they are worth
even less. We are considering selling our SOB and buying a 90's WB40. I
cannot believe some of the asking prices. All these sellers are doing
is scaring away customers. Just go to Vintage Birds and look at some of
those prices. Gerg suggested that the 92 was overpriced at $97k. Some
are asking even more for similar units. In this market it is even
harder to get top dollar.

We're relatively new "wannabees" and have been trying to figure out
what true market value really is. We've narrowed our search to early
1990's WB models and have seen prices from the mid 90's to more than
150K. The question I haven't been able to answer is what are the
SELLING for.

I'd really appreciate any insight anyone might have. We've talked
to a few brokers but not surprisingly they've ducked the issue (no
pun intended). Please contact me offline if that is more comfortable
for you.

I tell people that our coach is "probably" worth about $75K, and I think that's
about the market limit for a '90. If I were actually trying to sell it, though,
I would probably have to settle for less because I wouldn't be willing to wait
forever. (it's not for sale, in case anyone's wondering)

I think it is all about condition, condition, condition, and location.
It is difficult and expensive to fly around the US. kicking tires.

Try to find an owner that cared about maintenance, contientious about
service, safety and not breaking down on the road.
Repairs and upgrades are expensive, you may be looking at 20 to 30K
for a cheaper unkept Bird or any Bus motorhome, Or 5 to 10 K. If
well maintained.
Ask for maintenance records, oil analysis, Tires, batteries, & frig.
could be well over $5K. Try to determine what has been completed on a
15 to 20 year old Bird.
Try to find a bird advertised by a Forum member, these are usually
well maintained Birds, When you are serious , and if a forum member
is the owner, do a search, on the several forums, for issues
repaired, and any info. available, on a specific Bird,
This is valuable info and helps determine , upkeep.
Ask forum members for help. Or to take a first pass look before you
fly.
The price is what you are willing to pay for what you want and what
the seller will take.
This is fun and a hobby, recreatiional , you will not break even.
